East Green – Fraser’s Property

Overview

East Green, Greenwood was a joint partnership between the Department of Communities, Frasers Property Australia and Residential Building WA.

Situated on the former East Greenwood Primary School site, a mere 17kms to Perth’s CBD, it was a four-stage development aimed to generate social and community benefits through the provision of quality homes in safe, inclusive neighbourhoods.

The development incorporated more than 20 percent of public open space, retaining a high proportion of existing trees which became a complete sell out in 2021.

Project Goal

To achieve affordable housing outcomes, catering to a diverse range of lifestyles and budgets.

The vision for the East Green development was to create a sense of place and connect the community, creating a vibrant, quality, green community to help contribute to people’s health, happiness and wellbeing in a well-established Perth suburb.

Approach

Residential Building WA submitted an expression of interest for all allotment of land offered at East Green, responding to the criteria of building affordable homes, in the low-to-mid $400,000’s.

The design concepts presented the developers with a solution to achieve maximum livability in a minimum space, without compromise, demonstrating the following principles:

  • Variety of home design options including two bedroom and one bathroom
  • Maximising natural light
  • Affordability
  • Liveability and
  • Sustainability, the project being awarded a five start rating from the Green Building Council of Australia.

The choice of construction methods proved to be appealing to homebuyers, with Residential Building WA offering lite construction on the double storey exclusive lots, with hybrid available on non exclusive lots, and traditional construction for single & two storey homes.

  • Traditional – two storey double brick construction
  • Hybrid – two storey with double brick on the ground floor and lightweight framed construction on the second storey and
  • Lite – fully framed construction on both levels.

Outcome

Winner of the tender, Residential Building WA was appointed to design and deliver a variety two-storey residential homes for the East Green Project.

This was to include a range of two, three and four-bedroom homes for the project’s turn key house and land packages, with most to overlook the landscaped parkland.

The East Green development was a sell-out, with eager buyers purchasing all available land lots and house and land packages.

The choice between an established suburb and a master-planned community was not a factor, as East Green is a unique estate that offers both, a place to embrace and call ‘home’ and a natural extension of the established Greenwood community where buyers have benefited from rare access to a brand-new development.
